The RMBL project was a $3 million premium office and lobby upgrade delivered in the heart of South Yarra over 20 weeks. Located in a constrained and active urban setting, the project required meticulous planning, logistics, and stakeholder coordination.

Scope of Works

• Full demolition of existing spaces, including safe asbestos removal per regulations
• Installation of a new lift shaft and DDA-compliant lift for improved accessibility
• High-end interior finishes and custom joinery to create a modern, premium-grade environment

Design & Coordination
345 led design management, engaging the design team to refine and deliver the project vision. Key responsibilities included:

• Integrating structural, services, and accessibility design elements
• Selecting premium finishes and bespoke features to enhance presentation and tenant appeal
• Staging works to accommodate site constraints and public interface

Live Environment & Complex Logistics
Delivering in a dense urban location required precise programming and multi-stakeholder coordination:

• Crane lifts and footpath closures approved and managed with council
• Coordination with VicTrack and tram operators to ensure safety near active lines
• Traffic and pedestrian management to maintain safety in a busy precinct

Outcome
The project delivered a sophisticated, accessible, and functional commercial space, enhancing both market value and tenant experience. It highlights 345’s capability in high-end commercial fitouts, design-led delivery, and complex live-site project management.
